Preparing for May 1: Product updates to support the Renters’ Rights Act
The Renters’ Rights Act (formerly the Renters Reform Bill) marks one of the biggest changes to the English private rental sector in many years. The Act received Royal Assent on 27 October 2025, and the first phase of implementation comes into force on 1 May 2026, with new tenancy rules applying to both new and existing tenancies. Among the biggest changes are the move away from Assured Shorthold Tenancies and fixed terms, with most tenancies becoming Assured Periodic Tenancies from 1 May.
We overall welcome the changes the Renters Right Act brings to the industry. It is right that tenant's have more security and if, as intended, the dispute resolution and eviction process is more streamlined then this benefits all parties.
At RentProfile, we’ve been preparing for this change so landlord's and agent's can move confidently into the new legal framework. Today we are announcing a new set of RentProfile updates designed to support the transition.
Simplified creating and editing of tenancies
We have updated the way agents can create and edit tenancies ensuring that they are setup in a compliant manner. This includes removing fixed terms, break clauses, upfront rent, pre-defined rent increases and allowing new options for pets and professional guarantors. The generated referencing criteria has also been updated in accordance with the new guidelines. Updates to the way tenancies are created, edited and ended, have been made to our API to support customers and partners who have integrated RentProfile technology into their own journeys.
Tenancy addendums
RentProfile now supports tenancy addendums, allowing changes to be made to a tenancy after all parties have signed. This helps in managing any new tenant, agent or landlord requests with a clear tracking of tenancy changes. Addendums are sent through e-sign, making it easier for all parties to review and agree changes. Live beginning of May.
Support for open-ended tenancies
RentProfile now supports open-ended tenancies in England, something which the product has supported in Scotland for some years already. From 1 May 2026, Assured Periodic Tenancies will operate on a rolling basis. An End Date can be added within RentProfile once notice has been served, and upon reaching this date the tenancy will formally end.
Updated tenancy agreement
Working with our legal partner we have updated our tenancy agreement wording to support the new framework as a Periodic Assured Tenancy. As today, agents can add custom clauses to the tenancy agreement wording, including the ability to add fixed default custom clauses.
New pets agreements workflow
We are also introducing Pets Agreements and acceptance as part of this release. Under the new rules, tenants who want to keep a pet must make a written request including a description of the pet, and landlords must consider that request reasonably. RentProfile’s new Pets Agreements feature supports this workflow by allowing pet information to be submitted including photo and description, ready for the agent or landlord to review and approve. This makes it easier for all parties to manage pet requests in a consistent, transparent, and documented way. Live beginning of May.
Rent Reviews & Section 13 notices
In the coming months we will be adding support for Rent Reviews, including managing any objections and the management and issuing of Section 13 notices.
